CITYBIRD-Rentals rents out accommodations and student residences in South Holland and the surrounding area. You can find our available properties on our website, Funda, Pararius and various social media channels. CITYBIRD-Rentals does not charge brokerage fees. In order not to waste anyone’s time, we only invite candidates for a viewing who meet the desired tenant profile. We do not rent out properties to tenants without a viewing. We want the tenant to be able to get a good impression of the property, just as we want to have a good impression of the prospective tenant.
For 93% of the rented accommodations, we also take care of the management of the accommodations. We are the contact person between the tenant and the contractor. This can be one of our regular contractors or the contractor of the landlord. We monitor maintenance and ensure that maintenance problems are solved as quickly as possible
A good relationship with the tenants is of great importance to us. We build this relationship by always opening our doors to questions, help and support. That is why you cannot only contact us by e-mail, but also by telephone and via WhatApp.
Our door is also always open for the landlord and we keep the landlord informed about our commercial and management activities. We advise on the rental price, take care of the properties and keep a close eye on changes in the market and from the Municipalities with regard to rental. Our services are modular and adaptable to the needs and wishes of the landlord.
You can apply to a room or apartment by using the “respond” button, shown by each advertisement. Here we ask you to provide us the required information about yourself. With this information we can see directly if you meet the whishes and requirements from the landlord / other tenants and invite you for a viewing.
Because we don't want to waste anyone's precious time, we ask you to provide the information we use for selection up front. This way you don’t have to wait for an answer and we can keep you informed when we do have something suitable available for you. If you respond to a property and meet the requirements / whishes, we will invite you for a viewing. After the viewing, we make a pre-selection and send this information to the landlord. After we have an agreement we ask you to send us the required documents for the rental agreement.

There is no agency fee.
Without permission from the landlord it is not allowed to sublet your apartment or room.
Without the permission of the landlord it is not allowed to have pets in your rented accomodation.
Terminating the lease must always be done by e-mail. To the e-mail address mentioned in your rental agreement.
You receive your deposit back once your apartment / room is in good and/or in the same condition as you received it. You also need to send us proof of deregistration at the municipality. The full conditions are always mentioned in your rental agreement.
